Obtaining a mortgage to purchase a home or paying off a mortgage are two major milestones for Canadians.
But the processes involved can be complex — involving multiple steps, documents, and information that needs to be validated — particularly during the final stages of funding a mortgage or completing a discharge.
TD has expanded its use of agentic AI to help simplify parts of these processes.
Agentic AI is a form of artificial intelligence that can coordinate multiple tasks, analyze information across systems, identify relevant insights, generate recommended outputs, and support complex business workflows.
In mortgage funding, the agentic AI technology identifies key details, flags discrepancies, and summarizes client and property information. By reducing manual work and bringing information together, the capability could make initial reviews faster.
For mortgage discharges, agentic AI can generate a discharge statement for a TD colleague to review.
"We're expecting these capabilities to double colleague productivity and enable faster processing in the areas where they are deployed," said Mohit Veoli, Senior Vice President, Real Estate Secured Lending (RESL), at TD.
"For clients, faster processing can mean greater certainty during moments that may otherwise feel stressful or unclear."
Building on an agentic AI foundation
The expanded capabilities build on how RESL colleagues are already using agentic AI. In May 2026, the Bank launched agentic AI for some parts of mortgage pre-adjudication (also called a pre-approval process), which helped colleagues analyze information and review applications more quickly and easily.
"That adoption reduced total processing time from an average of 15 hours to an average of less than three minutes," Veoli said.
The Bank is now extending a similar approach to other points in the mortgage lifecycle.
"There are repetitive parts of a mortgage journey," he said.
"AI can simplify them and accelerate them, which then makes the everyday work easier. There's always a human in the mix. The AI is a tool to augment their expertise and help us serve our clients better."
A productivity partner, not a replacement for humans
As capabilities continue to expand, a human-in-the-loop approach is especially important in mortgage operations, where files can be complex and circumstances can vary, he said.
AI can create more capacity for colleagues to focus on client conversations and situations that need their attention and careful consideration.
“AI is becoming an increasingly important part of how we innovate and work,” said Maks Volkovs, Senior Vice President and Chief AI Scientist, Layer 6 AI at TD.
“RESL is a powerful example, evolving from a single agentic AI use case to a portfolio of capabilities that work alongside our colleagues — giving them more time to focus on clients and complex decisions where their expertise matters most.”
