Safe and affordable housing is becoming increasingly out of reach for many Americans. Rising rents, widening wage gaps and mounting costs — from home repairs to taxes — not only threaten housing stability for renters but also make the dream of homeownership an impossibility for some families.

The good news is that there are organizations and companies working to change that, including the TD Charitable Foundation (TDCF), the giving arm of TD Bank. Through its Housing for Everyone program, TD Charitable Foundation has awarded more than $63 million to more than 630 affordable housing initiatives nationwide since 2005 to help families become or remain securely housed.

This year, as the program celebrates its 20th anniversary, TD is not only reflecting on the collective impact in communities across its footprint as a result of the critical work but is lifting up the work of longtime grantees like Wesley Housing, a nonprofit making a tangible difference in the Washington, D.C., metro area.

From modest beginnings to national impact

Housing for Everyone began as a small program, but two decades later, it has grown into one of TD’s largest philanthropic commitments. During last year’s program, 36 nonprofits each received grants of $200,000, representing a total of $7.2 million.

What has remained constant over the past 20 years is the program’s focus on addressing real-world challenges. Each year, TD gathers feedback from community partners to identify an urgent housing issue to support, from eviction prevention to affordable rental housing.

The housing crisis affects communities across the bank's footprint, touching many of the bank’s own colleagues, who see the challenge as both a business and moral commitment.

“The easy part is writing the check,” said Paige Carlson-Heim, Head of Social Impact at TD Bank. “The hard work is what organizations like Wesley Housing are doing across our footprint. Being able to play some small role in helping them achieve outcomes is humbling.”

Seven-time grantee changing lives

Wesley Housing truly embodies the spirit and intent of Housing for Everyone. A nonprofit affordable housing developer, owner and operator, Wesley Housing provides homes to nearly 4,700 residents in 42 communities across Virginia and Washington, D.C. These are overwhelmingly low- to moderate-income, minority households facing disproportionate financial and structural barriers. Studies show that a resident earning minimum wage in the region must work 102 hours per week just to afford a two-bedroom rental. For these families, affordable housing is a lifeline.

Wesley Housing has consistently risen to the top of Housing for Everyone program applications, earning seven grants over the years. What makes the organization stand out is its unique, holistic approach. Beyond providing safe, stable housing, it integrates services directly into communities — from financial coaching to youth programming to digital competency training for older adults. Further, its on-site model eliminates barriers like transportation and language access, bringing much-needed stability to residents.

For Wesley Housing, TDCF’s consistent support has been transformative. The funding has allowed the nonprofit to expand services strategically, invest in resident programs and strengthen community trust.

“It’s been great to have residents know they can rely on us year after year,” said Kamilah McAfee, President & CEO at Wesley Housing. “TD’s trust in our model has allowed us to make even more services available to our communities as our portfolio has grown.”

The power of long-term commitment

TD’s commitment to housing affordability has never been limited to financial support. Colleagues work to identify housing challenges, mentor grantees and much more.

“What makes TD’s support stand out is that it goes far beyond writing a check,” said Kamilah. “They show up and stay engaged, looking for ways to continually invest in the future of our communities. That level of commitment is rare, and it makes a real difference in the fight for affordable housing.”

The impact is evident in residents’ stories. For example, one resident, Maria, had spent years moving between shelters before finding housing at Wesley’s ParcView community. When an injury left her unable to work, Wesley Housing staff stepped in with rent support and eventually helped her transfer to a smaller, Spanish-speaking community where she could thrive. And during COVID, Housing for Everyone’s grant program helped Wesley Housing cover outstanding rent payments for residents suddenly out of work.

Doubling down for the future

As Housing for Everyone enters its third decade, both TDCF and Wesley Housing are looking forward to helping even more people struggling with housing affordability and security. TDCF plans to mark its 20th anniversary with events and convenings to drive greater awareness and identify additional solutions to the housing challenges. Meanwhile, Wesley Housing is investing in innovative programming, from AI-assisted youth programming tools to digital literacy initiatives for older adults navigating telehealth.

The need has never been greater. Housing instability disrupts employment, education and health, creating ripple effects across entire communities. Programs like Housing for Everyone show that with sustained collaboration, innovation, and compassion, it’s possible to not only keep families in their homes but also build stronger, more resilient communities.
